WATERFRONT PLACE DEVELOPMENT

The Port of Everett's Waterfront Place Central is a 65-acre mixed-use development that creates a new waterfront neighborhood where people can live, work, shop, relax and be entertained. At completion, it includes new public gathering spaces of regional significance, up to 660 residential units, a waterfront hotel, 10 fine and casual dining restaurants, government services, and 662,000 square feet of office and retail space.

The project is expected to generate more than $550 million in public-private investment and support more than 2,000 direct, indirect and induced jobs, and generate $8.6 million in additional tax revenue for local government agencies.

Recreational Real Estate

Of the 3,300 acres of waterfront property owned by the Port of Everett, more than half is dedicated to public access.  Everett’s destination waterfront features a variety of recreational opportunities for residents and visitors to enjoy.

The area boasts more than four miles of continuous waterfront trail system, picnic shelters, parks and plazas, a splash fountain, and year-round special events including waterfront concerts, outdoor movies, car shows, art festivals, half marathons and more. The area is also well known for bird and wildlife watching, kite flying, kiteboarding, kayaking and stand up paddleboarding.

Mitigation Properties

Nearly half of the Port of Everett's properties dedicated to public access and habitat preservation. Of this acreage, nearly 440 acres are designated habitat mitigation, including 60 acres of the Maulsby Mudflats and two mitigation bank properties Blue Heron Slough and Union Slough to compensate for past and future aquatic resource impacts from Port development.

A mitigation bank can be established when a wetland, stream, or other aquatic resource has been restored, enhanced, created, or (in some cases) preserved for the purpose of providing compensation for unavoidable impacts to aquatic resources caused by other developments. Mitigation banks can be used to compensate for adverse impacts of a single large project, or several smaller projects. Mitigation banking allows local governments and developers to earn “credits” that can be used to offset unavoidable damage to wetlands or other aquatic habitats. These “credits” can be either used or sold.
